1. General

• The accommodations “OYO Rooms” (Hoveniersstraat 46, Kortrijk) and “OYO Apartments” (Karmelietenlaan 18, Kortrijk) are operated by Oliver Vandenbussche (“OYO”).
• Guests must be at least 18 years old and have a permanent residence.
• By making a reservation, these conditions apply.

2. Liability

• • Guests are responsible for damage they cause to OYO’s property.
  • OYO is not liable for loss, theft, or damage of guests’ belongings unless caused by OYO’s own fault, negligence, or failure to provide safe accommodation.
  • Guests must report any damages immediately.

3. Reservation & Confirmation

• Reservations can be made by phone, email, online form, or booking platforms.
• A reservation is final after written confirmation (usually by email).
• No additional booking fees apply.

4. Costs & Payment

• Payment is due at check-in, unless prepaid. Accepted: Visa, Mastercard, Maestro, AmEx, PayPal, Payconiq, Vlaanderen Vakantieland cheques, bank transfer, or cash (EUR).
• For bookings of >2 days, a deposit up to 40% may be requested.
• Tourist tax of the City of Kortrijk applies (rate as published).
• Damage, theft, or missing items will be invoiced within 7 days and must be reimbursed.
• Smoking in rooms: €200 surcharge.
• Lost key: €50 (higher costs may be claimed if proven).

5. Cancellation & No-Show

Individual bookings

• Refundable rate:
  • Cancel ≥4 days before arrival (18:00): free.
  • Cancel <4 days before arrival / no-show: first night charged.
• Non-refundable rate:
  • No refund in case of cancellation/no-show.
  • If booked directly, reservation may be moved ≥4 days before arrival.

6. Complaints & Disputes

• Complaints should be reported immediately to OYO so a solution can be found.
• If unsolved, a written complaint may be sent to OYO.
• If still unresolved, guests may contact Tourism Flanders (Visit Flanders), Grasmarkt 61, 1000 Brussels – the competent authority for tourist lodging.
• Disputes fall under the jurisdiction of the courts of Kortrijk.

7. Arrival & Departure

• Check-in: 16:00–21:30. Earlier/later only by prior agreement.
• Check-out: by 11:00. Late check-out/early check-in may incur €35 or one night, depending on timing.
• No refunds for early departures.

8. Breakfast

• Served 07:15–09:30 in the common room.
• Only included if rate specifies.
• Allergies must be communicated the evening before.

9. House Rules

• Quiet hours: 22:00–07:00.
• No overnight visitors without permission.
• Third-party use of accommodation is not allowed.

10. Facilities

• Facilities are used at guests’ own risk.
• Children <16 must be supervised.
• Terrace: use permitted sunrise–sunset, respecting neighbors.

11. Safety & Environment

• Keep accommodation clean and orderly.
• Dispose of waste properly.
• Towels/bed linen replaced on request for multi-day stays.
• First aid kit and fire extinguishers available (see signage).
• Report suspicious persons to the operator.
• No smoking, open fire, or unauthorized pets (guide dogs allowed).
• OYO Rooms: max. 2 persons. OYO Apartments: max. 3 persons.

12. Accessibility

• Guests have access with the provided key or code.
